What is aidat in Turkey and why should it be paid?

Aidat is a monthly payment for the maintenance and management of a residential complex or house in Turkey.

Payment is necessary to ensure order, security, cleaning and regular maintenance of common areas.
Failure to pay the aidat may result in fines, penalties, litigation and unpleasant consequences with bailiffs.

Some examples and consequences of non-payment of aidat in Turkish practice:

1. The owner of the property must pay fines and penalties for late payments of the aidat, which increases the total amount.
    
2. The management company or the owners' association can go to court to collect the debt from the owner. This can lead to lengthy and time-consuming litigation.
    
3. If the court decides in favor of the management company or owners' association, the public enforcement procedure can be initiated. In exceptional cases, the court may order confiscation, including the sale of the property, for non-payment of a debt.

It is important (!) to make payments on time to avoid negative consequences and maintain good relations with neighbors and the management company.
